CEO Patrik Emanuelsson states the company’s objective is to identify and resolve potential issues before they impact tenants, thereby enhancing operational efficiency for both tenants and employees. The initial phase of this digital transformation involved establishing centralized data repositories, or "data rooms," for each property. This ensures all stakeholders have access to current and comprehensive information. The subsequent step was the implementation of "digital twins"—detailed 3D models of each building. These models allow technicians to monitor specific component details, such as serial numbers and maintenance schedules. Emanuelsson emphasizes that this approach creates a structural connection throughout the building, ensuring consistent and controlled operations based on shared data. The system also analyzes maintenance reports in real-time to identify subtle patterns, such as recurring issues or defects associated with specific product brands. Data gathered from routine inspections is integrated and analyzed over time. Furthermore, critical machinery is equipped with IoT sensors that provide self-reporting capabilities, alerting personnel when a potential failure is imminent. Emanuelsson refers to this integrated approach as "smart förvaltning" (smart management), where digital tools directly support core operational activities. By proactively predicting and addressing potential problems, such as elevator malfunctions and washing machine failures, Heba Fastighets aims to significantly reduce their occurrence.
