Heba Fastighets AB is leading digital transformation in the traditionally slow-moving real estate sector, according to a report by Dagens Industri. The company is adopting a proactive property management strategy by utilizing digital twins, real-time data, and the Internet of Things (IoT). This approach is designed to identify and resolve issues before they affect residents, thereby significantly reducing common tenant dissatisfactions. Patrik Emanuelsson, Heba's CEO, emphasized the company's goal of detecting problems proactively, stating that digitalization boosts efficiency for both tenants and employees. Heba began developing its digital infrastructure with centralized data rooms to ensure all property information is up-to-date and universally accessible. This foundational step is enhanced by the creation of detailed 3D 'digital twins' of its buildings. These digital twins enable technicians to remotely monitor equipment, track maintenance schedules, and verify component serial numbers. Emanuelsson explained that this digital twin methodology provides structural oversight and establishes a unified information base, eliminating the need for extensive information searches. The integrated data system facilitates real-time analysis of fault reports, identifying recurring equipment failures, product defects, or upcoming renovation requirements. Data from routine inspections are also systematically recorded and compared over time. A key component of this strategy involves IoT devices, which allow critical machinery to automatically signal potential failures. By integrating these technologies, Heba has developed 'smart förvaltning' (smart management), a comprehensive suite of digital tools aimed at optimizing operational activities and transforming property maintenance.
