The company is adopting a digital twin strategy, integrated with real-time control and Internet of Things (IoT) technology, to transition from a reactive to a proactive maintenance model. CEO Patrik Emanuelsson's objective is for Heba to identify potential issues before they arise, thereby improving operational efficiency for both tenants and staff. Heba's digital strategy is built upon a layered system. The foundational layer consists of comprehensive data rooms that centralize and continuously update all property information, ensuring organization-wide accessibility. Building upon this foundation, detailed digital twins of each property have been created. These three-dimensional models enable technicians to monitor all aspects of a building, including installation serial numbers and precise maintenance schedules. This establishes a single source of truth, significantly reducing the need for manual information retrieval. This integrated digital environment facilitates what Heba calls 'smart förvaltning' (smart management). The system analyzes fault reports in real-time to identify recurring patterns, such as frequent equipment failures, component defects, or impending renovation requirements. Data from routine inspections are also integrated and analyzed over time. Furthermore, IoT sensors empower critical machinery to self-report when nearing potential failure. By combining these digital tools, Heba aims to proactively support operations and substantially minimize common tenant frustrations, such as elevator breakdowns or malfunctioning laundry facilities.
