Heba Fastighets AB, a real estate company, is revolutionizing property management with a proactive digital strategy. Traditionally a more conservative sector, property management is being transformed by Heba's sophisticated digital infrastructure, which includes "digital twins"—detailed 3D models of its properties—and Internet of Things (IoT) sensors for real-time monitoring. This "smart property management" approach, as articulated by CEO Patrik Emanuelsson, allows Heba to identify and resolve potential issues, such as equipment malfunctions, before they impact tenants. The adoption of these digital tools has yielded significant positive results, notably an increase in the company's surplus ratio from 63% to 74%. Furthermore, Heba has achieved substantial progress in sustainability, reducing energy consumption and reaching its goal of becoming a "green share" five years ahead of schedule. Currently, over 80% of its revenue is derived from green-certified properties. Emanuelsson highlights that this digital transformation not only enhances operational efficiency and tenant satisfaction but is also vital for attracting future talent, who expect modern, data-driven workplaces.
